Interior remodel of approximately 7,161 square feet of the lower level of an existing historical building located in Sidney, Ne into a newly updated bank branch consisting of new staff offices, main lobby with teller line, new ADA compliant restrooms and high end updated finishes. Remodel also consists of an all new HVAC system, upgrade of the current boiler system, as well as new ADA ramp on the exterior of building. Once the project got underway it was discovered through selective demolition that the existing sub-floor was extremely uneven and out of level causing us to correct the issue with gypcrete via change order. In addition to this issues, it was also discovered that the stucco facade that was installed previously on the exterior southern face of the building was failing and needed to be addressed for safety reason. In working through these issues with the owner and design team we were able to effectively correct the deficiencies through approved change orders and keep the project moving in the desired scope and direction.
Construction Manager as Constructor who was charged with overseeing all aspects of construction from bid letting to final completion and punch. Responsible for all sub-contractor activities, scheduling, procurement, change order management, as well as site safety and quality control. Project began as a design-bid-build, and morphed into a CMR at the request of the owner after bid day. Anderson-Shaw Construction Inc. was actually not the apparent low bidder on this project, however, was selected as the CM based on our past experience, fair profit percentages, and our overly transparent job costing practices. Through extensive communication with the owner and design team we have successfully been able to mitigate the underlying issues with this historic building, while still being able to produce a high quality product that remains in the owners vision and scope, often turning what could have been a negative outcome into a positive improvement.
